Candidates and Annual Elections

Board Members are elected annually during the November quarterly meeting.  A minimum of three board members is required but can have up to five members.

Each year, a candidate form is sent via regular mail to all owners; all unit owners are encouraged to consider a seat on the board!   Refer to the Meeting Schedule page for this year's election date.

Responsibilities of the Building Captain: 

LIGHT CHECK:

The first week of each month, in the evening (after lights have automatically turned on after sunset) check to ensure all lights are on. 

This should include lights and sconces in:   1) Common area of each floor;  2) Front and back stairwells;  3) Inside lobby area;  4) Outside front and back entry doors.  (Note that you do not have to check emergency or exit lights).

Notify the association president (currently Lee Reiff) of any outages.

GARBAGE CHUTE:

Clean the garbage chute regularly; the best to time to do this is immediately after Homewood Disposal empties the dumpsters.  Current trash pick-up is on Tuesdays and Fridays.  Clean twice weekly during the hot summer months to ensure odors are kept to a minimum.  During non-summer months, once per week is fine.

Cleaning the chute isn't as "awful" as it sounds.  The responsible party must access and replenish the cleaning fluid receptacle on the 4th floor and run the water and cleaning solution through the chute.  Cleaning solution is supplied by the association; just let the association president (currently Lee Reiff) know when you're running low.

GARBAGE ROOM:

Check the garbage room often.  Make sure all boxes are broken down and placed on the inside wall of the dumpster.   Unbroken down boxes take up unnecessary space in the dumpster and may cause garbage bags coming down the chute to end up on the floor.  The garbage room must also be checked to ensure no disposal violations have occurred.   TV sets, furniture, mattresses, etc are not to be disposed of in the garbage room or in the association's dumpters.  If violators can be identified, notify the unit owner to have the items removed.  If not removed promptly, notify the association president (currently Lee Reiff).

HEATERS:

During the winter, make sure the heaters are turned on in the front and back hallways.  Turn up/down as needed.  The heater in the Water Room must also be turned on/off as needed to esure pipes don't freeze.

WINTER / SPRING:

In winter, place snow shovel and salt/snow melt bucket in the front foyer.  Shovels and buckets are to be stored in the garbage room during the off season.  Extra bags of salt should be stored in the machine room.

MISCELLANEOUS:

Periodically check the bulletin board in the garage and tidy up.

Periodically check to ensure items are not being stored or displayed in the common areas.  Put a note on the item(s) to alert the resident.

Be the keeper of the keys to the water room, machine room, cage, thermostat, etc.  If available, and asked to do so by the board, you may need to provide access to technicians for building service.

Introduce to yourself to new residents to let them know that you have the building keys (particularly to provide access to Comcast / Xfinity).
